We have an excellent opportunity for a full-time Real Estate Architectural Designer based in our Baldwin Park, CA office.  The Architectural Designer reports to the Architectural Designer Manager and is responsible for all phases of design development for In-N-Out Burger restaurants and other support building/remodel projects. 

General Responsibilities
  • Prepare detailed site plans for In-N-Out Burger restaurants, generally for new construction, reviewing  site requirements for city code and location requirements while maintaining In-N-Out brand/image
  • Use AutoCAD to prepare architectural and design drawings for the purpose of construction design documentation
  • Prepare design drawings for the building shell, as well as floor plans and elevation, site plans, and occasional on-site visits
  • Prepare development design, conceptual drawings, floor plans and elevations through the use of AutoCAD and other advanced design software tools 
  • Create solutions to broad range of technical problems
  • Meet with team members and Real Estate to review design drawings for accuracy
  • Research building materials and furnishings based off of specific city or shopping center requirements 
  • Prepare evacuation plans for company buildings; Prepare as-built drawings for remodel of existing store locations; Prepare drawings for remodel of company support offices
  • Assist with Site Investigation Reports (SIRs) and entitlements

Work Schedule + Benefits
  • Full-time, Hourly Non-Exempt 
  • Office Hours in Baldwin Park, CA: Monday-Friday, 8:00 am-5:00 pm 
  • Travel: Approximately 10% of time will be spent in the field traveling

Job Requirements:

Qualifications
  • Bachelor’s degree in Architecture or related field
  • California Architects License (preferred)
  • Minimum 2-4 years experience of building design work 
  • Knowledge of ADA requirements and state and local building codes
  • Intermediate-level proficiency in AutoCAD, Sketch-up and Photoshop are required
  • Experience with AutoCad and hand sketching; Computer-aided design (CAD) software 
  • Architectural experience with emphasis on quick-service restaurant or retail orientation preferred
  • Excellent drawing skills and familiarity with design software (Adobe Photoshop, SketchUp, 3d Studio VIZ or similar)
  • Experience in real estate, interior design and building permit processing 
  • Knowledge of building products, construction details and relevant rules, regulations and quality standards
  • Strong portfolio of design work; preferably restaurant work
  • Communication and project management skills
  • Ability to work independently with minimal supervision; Apply good judgment in decision making 
  • Excellent verbal and written communication skills, including the ability to understand and follow complex verbal and written communication, creativity, analytical, critical thinking, problem solving, self-motivated and team orientation
  • Creative problem solving abilities and outstanding organizational skills 
  • Strong computer proficiency; Excellent in MS Office applications 
  • Active listener with a passion for learning
  • Strong attention to detail and good time management; Team player
